This contemporary family home sits within subtropical gardens overlooking Beauty Point. The project was about unlocking the potential of the existing house and making much more of its beautiful setting.

The kitchen and formal and informal living spaces were redesigned to create bright, open areas with stronger connections to both the harbour and the private garden at the rear.

Outside, a generous lawn is framed by retaining walls, planter gardens and built-in seating, creating a series of places for relaxing and entertaining. A new roof with deep eaves responds to the western sun, protecting the glazing while creating comfortable outdoor spaces.

The children's bedrooms were improved, the main bedroom enlarged and a new terrace introduced to take advantage of the views.

The result is a relaxed and adaptable family home that makes the most of its location while sitting comfortably within its neighbourhood.

“This project comprises the extensive replacing and physical reconfiguration of an existing late twentieth century house of previously unremarkable character. The outstanding feature of the existing house was its location, with extensive views to Middle Harbour and a relative large rear yard.

The architect has unlocked the potential of the previously enclosed and compartmentalised house to take advantage of both the view and the amenity of the rear yard and connected both with light and airy open planned living areas on the ground floor, achieving a very likable home suited to the needs of the owner’s family” - Mosman Council.
